Commercial Appraisal & Valuation Experts is led by its three principals, who have combined experience of more than 75 years in the field of real estate appraisal. Each of our experts has extensive experience in complex valuation, including expert witness services.
Richard C. Sloan is a Certified General Appraiser in Utah and holds the MAI designation from the Appraisal Institute. His primary focus is complex assignments, eminent domain, and impaired real estate. These often involve legal matters that could lead to or are in litigation. Such matters comprise eminent domain (e.g. road construction/widening, restrictive use easements, transmission lines, and pipelines), inverse condemnation, property tax disputes, real estate damages, including construction defects matters and fire-burned property, breach of contract, lost profit, trespass, delay, bankruptcy, foreclosure, estate planning matters, as well as services for a variety of other purposes. Notable matters include DIV resulting from the Wood Hollow Fire across hundreds of properties, and bankruptcies of large master-planned golf and ski resort communities in the Intermountain region.
Mr. Sloan has 24 years of appraising and consulting experience and holds a B.A. degree in Accounting from the University of Utah and an MBA from Westminster College. He is currently serving as a member of the Utah State Appraisal Licensing and Certification Board, a governor-appointed position. He is also serving on the board of the Utah chapter of the International Right-of-Way Association, and has served as a volunteer investigator for the Appraisal Institute, an appointed position. Prior to joining CAVE, Mr. Sloan was a real estate consultant and Senior Appraiser for J. Philip Cook, LLC, which was acquired by BBG, Inc., a real estate appraisal and consulting firm doing business throughout the United States.

Mark L. Reed, MAI
Mark L. Reed is a Certified General Appraiser in Utah, Idaho and New Mexico and holds the MAI designation from the Appraisal Institute. He first began appraising in 2004 and holds an MBA degree and a B.A. degree from Brigham Young University. His experience covers all real estate markets including land, ranches, and residential and commercial properties. His primary focus is complex assignments and impaired real estate. His work often supports expert testimony and decisions made in eminent domain and condemnation proceedings, property tax disputes, real estate damages including fire-burned property, bankruptcy, estate planning matters, and cases involving breach of contract, among other things. His list of clients includes individuals, city, county, state, and federal government, financial institutions and mortgage companies, professional firms, and public and private corporations. He has appraised properties across the western United States.
He regularly completes appraisals based on UASFLA standards (Yellow Book) of both typical and unique properties being acquired or disposed of by federal agencies. These agencies include the Bureau of Reclamation, National Park Service, Bureau of Land Management and U.S. Fish and Wildlife Service. During the last five years he has appraised numerous properties impacted by conservation easements and by transmission line corridor easements. Mr. Reed was previously a real estate consultant and appraiser for J. Philip Cook, LLC, which was acquired by BBG, Inc.
Brandon G. Bess, MAI
Brandon Bess is a Certified General Real Estate Appraiser in Utah and holds the MAI designation from the Appraisal Institute. He has appraised properties ranging from downtown high-rise buildings to large acreage farm and ranch properties. Mr. Bess is experienced in appraising all property types, including retail, office, industrial, multi-family, vacant land, and farm and ranch properties. His appraisal experience also extends to special-use property types, having appraised complex and unusual property types such as film studios, food processing plants, above and below-ground parking structures, and recreational campgrounds. He has also provided appraisal and consulting services for complex legal matters including bankruptcy, divorce, eminent domain, estate planning, and property tax appeals.
Mr. Bess served as a hearing officer for the Salt Lake County Board of Equalization for the years 2014-2016. In that role, he heard market value appeals for various property types and wrote valuation decisions for the board. Additionally, he has completed appraisals for both appellants and respondents in property tax cases, which gives him a unique perspective when consulting and appraising for tax appeal issues.
